Remarks

In the heart of Berkeley’s Poet's Corner lies 1325 Allston Way. On the market for the first time in over 45 years, the Spanish style bungalow was built in 1925 and is located on a corner lot. Upon entering the home, you are greeted by a great room that has a impressive fireplace and dark hardwood floors. The southwesterly facing windows allow the sun to pour into the room. The kitchen has wood cabinets, granite counters and laundry facilities. In the fenced rear yard with a tall lemon tree, there is access to a large storage shed and carport with off street parking The two bedrooms are away from the street to offer a restful night’s sleep. Located one block from Strawberry Creek Park and a short distance from University Ave with its shops, restaurants, and public transportation. Walking score of 86 and a biker’s paradise with a score of 100.

ABOUT THE POET'S CORNER NEIGHBORHOOD
The neighborhood bordered by University Ave, Sacramento Street, Dwight Way, and San Pablo Avenue. Most of the streets that lie exclusively within the boundaries of this neighborhood are named after poets: Bonar, Browning, Byron, Chaucer, Cowper, Edwards and Poe. Many of the home were built prior to 1940.

ABOUT STRAWBERRY CREEK PARK
Strawberry Creek Park is a 3.7-acre park located at 1260 Allston Way, between Bancroft Way and Addison Street on West Street-Southwest Berkeley. Strawberry Creek Park offers recreation opportunities, including basketball, tennis and volleyball, as well as a school-aged playground and picnic area. Built on the Santa Fe Railroad freight yard. The creek was reopened and restored to its original location, with California native low-maintenance plantings. The park was financed with money from a bond passed by the voters in 1974 to meet the recreation needs of Berkeley 's citizens, and the Land and Water Conservation Fund (LWCF). The park was dedicated on the 5th of November 1983. An environment planning award was given to the park by the California Parks and Recreation Society in 1984 in the neighborhood park category.

BERKELEY LAWN BOWLING CLUB
The Berkeley Lawn Bowling club is located a short distance from 1325 Allston Way. The club is at Acton and Bancroft. An ancient game, second cousin to the Italian bocce and French petanque, lawn bowling has been played at the Poet’s Corner club since 1929. Over the past three-and-a-half years, the club’s membership swelled from around 58 to 95 members, its largest in recent history. The club offers lesson on how the game is played.
